I’m thinking of getting the builders in to do some building work. Where do I start and what is the general building process?

The following flow chart depicts the general building process and outlines each stage from start to finish:

  1. ► Set a budget
  2. One of the single most important parts of any project. Before you start, look at all aspects of your project and how much they will cost in order to determine what you can achieve with the money you have available.

  3. ► Architect Plan
  4. Hire an architect if you’re planning a major development of your property. You can find a qualified RIBA (Royal Institute of British Architects) at www.architecture.com, or we can recommend one of the Architects we have worked with on past projects.

  5. ► Planning Permission
  6. When you are considering having building work carried out at your home or business premises you will need to find out if planning permission is required. This can be a complicated issue depending on where you live and the type of house you live in. It is imperative that you check with your local planning department before you start any work, although many home improvements don’t require any planning permission. Please visit www.planningportal.gov.uk for further guidance.

    Building Regulations are designed to ensure any work carried out is safe and legal. Your local authority building control department will be able to assist with this. Contact your local council to find your local authority building control department.

  11. ► Agree timescales
  12. Agreeing a start date and an estimated project lead time with your builder is important as it helps to manage your expectations and your budget. As part of the service from Schofield & Sons Ltd Building Contractors we will issue you with a full programme of works.

  13. ► Construction starts
  14. Once the project has started and construction is underway we will consult you to approve materials required. Interim progress payments will be required at agreed stages of the project and will be discussed prior to the work being started.

  15. ► Final stages
  16. One the building works have been completed final inspections and any remedial work will be carried out. Schofield & Sons Ltd Building Contractors will ensure we leave the building clean, tidy and ready for use Final payment will be due at this stage.

Do I need Building Regulation Approval?

If the work you are proposing affects or alters the structure of a building or its energy efficiency, the electrics or the drainage of an existing building, or if you wish to erect a new building, then will need Building Regulation approval. Before you start any work, you will need to contact your local council and submit a Building Regulation Application.

For example works of the following nature will require building regulation:

  • New houses and barn conversions.
  • Certain outbuildings, garages and some garden sheds
  • Home extensions and some conservatories
  • Structural alterations e.g. widening window or door openings, new window or door openings, removing walls or chimneys.
  • Re-covering a roof with different roofing materials.
  • Conversion of the loft, garage or basement into a room.
  • Alterations of drains below the ground or laying new drainage.
  • Installation of boilers and heating systems.
  • Changing the Use of a building.
  • Replacing windows, glazed doors or installing a roof light
  • Alterations to electrical circuits or new installation work including external circuits for fountains or garden lighting.
  • Underpinning foundations

What is the difference between Planning Permission and Building Regulations?

Planning Permission relates mainly to the correct use of land, the aesthetic appearance of the proposed building and the effect that the development will have on the general environment and neighbouring properties. Planning also deals with listed buildings and conservation areas.

Building Regulations are concerned with the way in which the building is constructed including its structural stability, means of escape and fire precautions, weather resistance, energy conservation, sound insulation, access and facilities for people with disabilities.

Who can I get to do drawings?

You can find a qualified RIBA (Royal Institute of British Architects) at www.architecture.com, or we can recommend one of the Architects we have worked with on past projects.

Can I draw building plans myself?

Employing an architect, building surveyor, or other professional will produce better results and reduce delay in obtaining approvals. You can draw your building plans yourself, however, you should have a good knowledge of building construction and the requirements of the building regulations.

How do I pay for work?

Interim progress payments will be required at agreed stages of the project and this will be discussed before the work is carried out. Most contracts allow for a retention or withholding sum to be held back until after the building work is completed. This will be a percentage of the total price and will be payable once the project is finished.
